Rental Requirements

Applicants must show proof that they have an annual income that equals or exceeds two times the annual cost of rent, and applicants without a housing subsidy must have a credit history with no open bankruptcy or high level of collections and/or charge offs. Please call us for further details and exceptions.


It can be approved on the same day or up to a week.

We have 3 options: mailing, WIPS (at Walmart), or online payment options.

It is not required, but we highly suggest it as it covers your property if anything happens.

Spectrum and Charter can be used.

Yes, you can give a 30-day written notice at any time. If you are in the middle of your lease you will have a lease break fee that is one months rent.

You will call the City of Grand Island.

We have no utilities included in your rent.


Every home has a 2 car parking space. We also have overflow around the office.

Amenities include a playground, basketball court, and an amazing staff willing to help!

We are pet friendly. Please talk with your office as we do have size and breed restrictions.

A fridge, oven, and dishwasher come standard in each home.

We do not offer furnished homes at this time.


We will make it look fresh and clean after each resident moves out.

No, the residents do not have to be present for work orders.

We have 24-hour maintenance emergency services.

Call the office and we will get you scheduled for the repair.
